Regular roof washing and maintenance painting or coating protect your roof and extend its service life. The most common roof types are tile roofs, metal roofs, and felt roofs. There are also many fibre‑cement roofs, often referred to as slate‑style roofs.
Each roofing material has its own maintenance requirements. The same basic principles apply to roof painting and coating as to exterior wall surfaces – carrying out the work in good time helps keep preparation work minimal.

Tile Roof Coating
The recommended coating interval for tile roofs is approximately 15–20 years. Coating should be carried out no later than when the moisture‑protective surface layer of the tiles begins to wear. At this stage, the tile surface starts to deteriorate and organic growth can establish more easily, penetrating the porous structure of the tiles. A new coating effectively restores the original properties of the roof tiles. When the tile surface has a waterproof layer, the roof covering can remain in good condition throughout the building’s entire lifespan.

For relatively new or recently coated tile roofs, regular cleaning is usually sufficient as a maintenance measure. Organic growth has become more common on roof surfaces as air pollution levels, such as lead and other impurities, have decreased. For this reason, tile roofs require cleaning more frequently than in previous decades. High‑pressure washing is suitable for cleaning tile roofs only when the roof is also being coated. Otherwise, gentler cleaning methods are used.
Metal Roof Painting and Coating
The recommended maintenance painting interval for metal roofs is approximately 10–20 years. Roofs can be painted using spray application, brush painting, or a combination of both. The choice of coating material depends on the condition of the surface, such as the amount of flaking paint and corrosion, as well as the desired maintenance interval. Options range from traditional metal roof paints to spray‑applied thick‑film coatings.
Some factory‑coated metal roofs can be challenging to repaint. The paintability of older PVC and Plastisol coatings is assessed on a case‑by‑case basis. If the existing coating is still firmly bonded to the metal, maintenance painting is possible. If the coating film has started to peel, it may be advisable to remove it before repainting. A suitable method for this purpose is Torbo wet abrasive blasting.
Felt Roof Coating
Coating can also be applied to felt roofs. Roof coating is a cost‑effective way to extend the service life of the roofing material. As coating slightly changes the visual appearance of the roof surface, it is generally best suited for low‑slope roofs where the surface is not visible.
